Somerset Real Estate (SRE) is a Dutch developer of light industrial and logistic warehouse space at multi modal locations. 3 A27 Location SITE PLAN XL Building is situated on Business Park Het Klooster in Nieuwegein. This is one of the most strategic logistic location in the Netherlands. Business park Het Klooster is located at the logistic hotspot Nieuwegein-UTR and is situated at the motorway triangle which is A-27, A-2 and A-12, with a direct exit on the A-27. This provides easy access to all the major cities in the Netherlands: the highway A-2 from Amsterdam to Maastricht, the A-27 from Utrecht to Breda and the A12 from The Hague to Arnhem with a direct link to Germany. Also, the location has a water connection using the inland terminal in Utrecht (CTU). Het Klooster, Nieuwegein Schiphol, the fourth largest passenger airport in Europe is located 40 km from Business Park Het Klooster. Schiphol is third place in Europe in terms of cargo volume with over 250 destinations and 46 million passengers per year. Rotterdam, the main seaport in Europe, is 63 km away. The railway connections from Utrecht Central Station to the rest of the Netherlands and Europe are excellent. Trains (including high-speed trains) depart from Utrecht Central Station (at a distance of 15 minutes from the XL Building) to Brussels, Paris, Frankfurt, Berlin and many other key destinations in Europe. A direct bus connection stops at the site. It encourages designers, clients and others to think about low carbon and low impact design, minimizing the energy demands created by a building before considering energy efficiency and low carbon technologies P SECOND FLOOR A BREEAM assessment uses recognized measures of performance, which are set against established benchmarks, to evaluate a building s specification, design, construction and use. The measures used represent a broad range of categories and criteria from energy to ecology. They include aspects related to energy and water use, the internal environment (health and well-being), pollution, transport, materials, waste, ecology and management processes P FIRST FLOOR The aim for Somerset Real Estate is that the XL Building will receive a BREEAM Good or Very Good Certificate BREEAM Hoge (omgevings) standaarden, Duurzaam, Toekomstgericht 0+P GROUND LEVEL BREEAM is de meest bekende toetsing en waarderingsmethode voor gebouwen in de wereld met meer dan gebouwen met een BREEAM certificering en meer dan een miljoen geregistreerde aanmeldingen sinds de oprichting in BREEAM is de standaard voor best practice in duurzame gebouwontwikkeling, realisatie en beheer en is erkend als een van de beste meetinstrumenten om gebouwprestaties te meten als onderdeel van haar omgeving. FRONT VIEW VOORAANZICHT Een toetsing op basis van BREEAM geschiedt op basis van het meten van prestaties die worden afgezet tegen gevestigde benchmarks om op die wijze te komen tot een evaluatie van de gebouwspecificaties, het design, de realisatie en het gebruik. De metingen zoals gehanteerd vertegenwoordigen een breed scala aan categorieën en criteria van energie tot ecologie. Zo wordt er onder meer gekeken naar energie- en watergebruik, de interne leefomgeving (gezondheid en welzijn), vervuiling, transport, materiaal, afval, ecologie en managementprocessen. 9 Availability Available in Q1 2016: XL Building is the third XL logistic building to be developed on Het Klooster. The building permit is in hand. Construction can start immediately. The first companies are expected to move in Q The design is modern, with clear lines using glass, lending its transparent and bright character. The flexible concept and the possibility of linking the various sections allow for tailor-made light industrial/logistic space. In principle, every unit has its own entrance and its own water and electricity supply metres. Office The office will be designed with a modern and industrial look and feel, with clear lines and glass.
