Niet minder dan 11 prijzen werden ons dit jaar door internationale jury s toebedeeld. Dit zijn erkenningen die onze positionering op de markt bevestigen. We zijn erin geslaagd in verschillende steden het sfeerbeeld mee te helpen bepalen. Het mooiste voorbeeld hiervan is natuurlijk Senator, waar dankzij de combinatie van erfgoed en moderne technieken een parel voor de volgende jaren werd gecreëerd. Het gezegde Alle goede dingen bestaan uit 3 is hier van toepassing; Ghelamco staat voor Innovatie, Technologie, Ecologie. Geen passieve, gesloten, zuurstofarme gebouwen, maar wel actieve gebouwen met veel lichtinval, lage doorlaatbaarheid van zonnestraling, maximale ventilatie, inventieve koel- en verwarmingssystemen. Deze gebouwen zullen verder het verschil blijven maken. Maar hoe sterk 2012 ook was, des te spannender wordt We hebben grote uitdagingen voor de boeg met heel sterke projecten. Als vlaggenschip zijn de Spire, het 220m-hoge torengebouw in het centrum van Warschau en de multifunctionele voetbalsite te Gent, met het stadion voorop zeer opmerkelijk. Hier staat onze technologie meer dan centraal wordt ook een realisatiejaar. Inderdaad, meerdere projecten die in de laatste jaren gerealiseerd werden, zijn volledig verhuurd en dus klaar voor verkoop als investeringsproduct. Maar 2013 staat ook voor nieuwe ideeën, nieuwe producten en misschien nieuwe landen. In deze denkpistes werd reeds veel energie geïnvesteerd. Een waaier aan mogelijkheden wordt aangeboden. Aan ons om de juiste keuzes te maken. Maar ook in België willen we nog een breder draagvlak en een groter aandeel in de markt. Mixed, multifunctionele projecten zijn in de conceptfase. De snelheid waarmee de verschillende teams die projecten voorbereiden en opzetten is indrukwekkend. Dit is de Ghelamco spirit op zijn best. First of all, please allow me to wish you a fantastic 2013, good health and every success was a year of awards for Ghelamco. During the last 12 months, we were presented with no less than 11 awards by international juries. This recognition confirms our positioning on the market. We have successfully helped judge the atmosphere in different cities. The best example of this is, of course, Senator. This combination of heritage with modern techniques has created an architectural gem for years to come. The saying all good things come in threes applies in this case. Ghelamco stands for Innovation, Technology and Ecology. Not passive, closed buildings, which often lack oxygen, but active buildings with lots of natural light, low solar radiation permeability, maximum ventilation, energy-efficient cooling and heating. These buildings will continue to make a difference for many years to come. But, however strong we were in 2012, 2013 promises to be an exciting year. We have great challenges ahead of us with very strong projects in the pipeline. Our flagship, the 220m high Spire tower in central Warsaw and the multifunctional football site in Ghent, with its planned stadium, are very remarkable. These are projects, in which our market knowledge really comes into play will also be a year, in which our projects come to fruition. Indeed, several projects that were completed over the last few years have now been fully leased and are therefore ready for sale as an investment product. But 2013 also stands for new ideas, new products and maybe new countries. We have already put a great deal of energy into these areas for development. We face a range of opportunities. It will be up to us to make the right choices. We also want to develop an even broader base and gain a larger share of the market in Belgium. Several mixed-use projects are also at design phase. The speed, at which the different teams are preparing and setting up these projects, is nothing short of impressive. This is the Ghelamco spirit at its best. 3 GHELAMCO 2012 Awards Ghelamco Poland This has been a record year for Ghelamco Poland. The company signed the biggest leasing deal on the commercial market and leased more space than any other developer. But these were not its only achievements. Ghelamco Poland has been already distinguished by 11 prestigious awards! 5 The Best Belgian Exporter Award Belgian Business Chamber Awards 2012 Ghelamco Poland 08 Ghelamco Poland has received two awards from the Belgian Business Chamber. The company was granted the title of The Best Belgian Exporter in Poland, which was awarded for the first time and also a prestigious Belgian Business Chamber Award, intended for the entities supporting Polish-Belgian relations. Ghelamco Polen heeft twee prijzen gekregen van de Belgische Kamer van Koophandel. De onderneming kreeg de titel van Beste Belgische Exporteur in Polen. Deze prijs werd voor het eerst uitgereikt. Ook behaalde Ghelamco de prestigieuze erkenning van de Belgische Kamer van Koophandel voor het ondersteunen en promoten van de Poolse-Belgische handelsrelatie voor een periode van 21 jaar. The Best Belgian Exporter Award was granted by The Belgian Business Chamber for the first time. The contestants were judged in accordance with clearly defined set of criteria, for instance: business profile, the company s turnover, the value of signed contracts, marketing activities or other professional activity. All Belgian companies that have been exporting its products or services to Poland for a minimum of 3 years can apply for the award. The Jury of the award consists of the Ambassador of Belgium in Poland, Raoul Delcorde, the Belgian Business Chamber s Board Comittee and Polish experts in foreign businesses in Poland. The Belgian Business Chamber Award Belgian Business Chamber Award is a special recognition for companies or private persons who support or promote Polish-Belgian relations and have been active on the Polish market for at least 10 years. Having received Belgian Business Chamber Award Ghelamco has joined the honorable group of the award winners, which include Bronisław Komorowski (Polish President, former speaker of the parliament) Clotilde Simonis-Górska (the owner of Latająca Galeria), the Embassy of the Kingdom of Belgium and the Regions representatives. Belgian Business Chamber Award was granted for the fourth time. Belgian Business Chamber Awards 2012 Ghelamco Poland 09 The awards ceremony took place on 16 November in Sofitel Warsaw Victoria hotel. The Belgian Business Chamber Award and The Best Belgian Exporter Award are prestigious awards that recognize and honour the most successful Belgian companies exporting to Poland. The award ceremony is organised during The Belgian Days and gathers the most eminent people in the world of business, diplomacy and culture. The company is a part of Ghelamco Group, established in 1985 in Belgium by Paul Gheysens. Ghelamco Poland specializes in delivering high-class office investments, as well as warehouse and residential facilities. Since the very beginning of the company s operation in Poland, the company has delivered over sq m of office and warehouse space in Warsaw and other regional markets i.e. Katowice or Wrocław. Ghelamco s investment are of interest to Polish and international tenants including prestigious companies like PKN Orlen, Rabobank Group companies, Euronet, Legg Mason and BRE Bank S.A.

6 Belgium België in Poland in Polen Belgium in Poland 10 BELGIUM IN POLAND Published by the Belgian Business Chamber België heeft meer te bieden aan Polen dan bier en chocolade Raoul Delcorde, Belgisch ambassadeur in Polen, spreekt over de handelsmogelijkheden in Polen en de expansie van de Belgische bedrijven. Momenteel zijn er in Polen meer dan 500 bedrijven met Belgisch kapitaal werkzaam en is de instroom van Belgische investeringen de laatste jaren sterk toegenomen. Wat maakt Polen zo aantrekkelijk voor Belgische ondernemers? tot de eurozone zal toetreden, toch voelen de Belgische bedrijven zich zekerder dan in andere buurlanden die geen lid zijn van de EU. Zij vinden hier een open economie waar alle algemene regels van de markt en van de economie worden nageleefd. De corruptie is drastisch verminderd en de Poolse overheid neemt nog steeds maatregelen om ze verder te bestrijden. Het feit dat Polen geen lid is van de eurozone zorgt voor enige onzekerheid bij de Belgische bedrijven wegens de schommeling van de wisselkoersen. Toch is er een veilige context, een soort wettelijke zekerheid en een soort gemeenschappelijke taal. Het was waarschijnlijk gemakkelijker voor de bedrijven die hier 20 jaar eerder gekomen zijn dan voor de nieuwkomers op het vlak van kansen, beschikbaarheid van arbeidskrachten en kosten voor arbeid en gronden, bijvoorbeeld. Ik zou u een succesverhaal willen vermelden van een vastgoedbedrijf dat hier in de jaren 1990 is aangekomen en aan het einde van het decennium een snelle groei heeft gekend: Ghelamco. Deze kleine West-Vlaamse onderneming is al snel tot een grote speler in de Poolse vastgoedmarkt geworden. Het wordt geregeld als nr. 1 of nr. 2 genoemd in deze vastgoedsector. En het is niet het enige voorbeeld van succesvolle investeringen in Polen. Sinds 2004, toen Polen lid werd van de Europese Unie, heeft er een ruime instroom van Belgische bedrijven en Belgische investeringen plaatsgevonden. Dit blijft duren. Het klopt niet dat ondernemingen uitsluitend naar hier komen om hun producten te verkopen, ook al is dat de kern van het zakenleven, maar tal van bedrijven komen naar hier om een activiteit op te starten en voordeel te halen uit de kansen die Polen biedt en het voorbeeld van Ghelamco te volgen. BELGIË IN POLEN Belgium in Poland 11 Polen is een land dat vele mogelijkheden biedt aan heel wat Belgische bedrijven. Het is werkelijk belangrijk dat Polen lid is van de EU en ruimschoots alle EU-aanbevelingen kan toepassen, inclusief die met betrekking tot het fiscale en monetaire beleid. Al zal het wat tijd vergen vooraleer Polen

7 3 Eurobuild Eurobuild Awards 2012 Ghelamco Poland Awards 2012 Ghelamco Poland has been awarded with the prestigious title Office Developer of the Year CEE and the Senator Office Building has won in the category New Office of the Year. New Office Award of the Year Senator, the winner in New Office of the Year category is the latest investment delivered by Ghelamco. The project was completed in July 2012 and delivered to the Warsaw s market sqm of modern office space. Eurobuild Awards 2012 Ghelamco Poland Best International Office Development Award of 2012 for Senator 12 Senator Ghelamco s most recent project in Poland was named Best International Office Development 2012 in the prestigious International Property Awards competition. Located in Warsaw, the project was selected as Best Office Development in Europe in September, despite strong competition from remarkable projects in the UK, North and South America, Asia, Africa and Saudi Arabia. 13 Office Developer Award of the Year CEE Eurobuild Awards is a contest organized for the third time by the publisher of Eurobuild Central & Eastern Europe magazine and has already gained the recognition of the real estate market in Poland and CEE. At the official award ceremony in Hilton Hotel Warsaw the representatives of real estate, finance and consulting industry were present. Ghelamco Poland has been honored with the Office Developer of the Year CEE title in Eurobuild Awards already for the second time. The jury, together with property occupiers, who chose the best companies and projects, have appreciated Ghelamco for the scale, the dynamics and consequence in the company activities on the Polish office market. The developer, active in Poland since 1991, has delivered to the market more than sqm of office space, further sqm are under construction and the company is also working on new projects. The entries were judged according to a meticulous process by a panel of over 80 experts from all parts of the property business. The judges were not only looking for the most impressive and innovative projects, they also examine the sustainability and eco-friendliness of every property and development. Senator was considered unique, not only because of its unusual architecture, which combines modern solutions with rich historical heritage, but also due to its high ecological standards. The project is now in the final stages of being awarded certification by BREEAM, the world s foremost environmental assessment method, and has already become a member of the European Union Green Building Programme. Organised in association with the Royal Institute of Chartered Surveyors (RICS), the International Property Awards represent the world s largest and richest property competition, with over 2,000 companies from 88 countries participating this year.

8 Marynarska 12 Marynarska Warsaw Building developed by Ghelamco Poland OText Tomasz Siczynski Only a few months ago, we were informing you that construction was underway at Marynarska 12 in Warsaw - and now the building is already close to completion! The only remaining task is to prepare the building for the delivery procedures, which will start mid-february. We are currently adding the finishing touches and completing road works. As you probably remember, Marynarska 12 will be delivered in June and its first tenant, T Mobile, will move in a few days later. Further Ghelamco projects include a business park, which will provide approx. 40,000 m 2. Like all other Ghelamco investments, Marynarska 12 has been built according to the BREEAM eco certificate standards. Only a few months ago, we were informing you that construction was underway at Marynarska 12 in Warsaw - and now the building is already close to completion! 9 Łopuszanska Business Park Building developed by Ghelamco Poland 16 Łopuszanska Business Park Warsaw OText Tomasz Siczynski nly a stone s throw away from Marynarska 12, another project is rapidly taking shape! The Łopuszańska Business Park will also be delivered in June, so now all efforts are dedicated to the façade works and finishing touches. Łopuszańska Business Park will consist of two separate buildings and provide approx. 17,000 m 2. 10 Warsaw Spire php?i=46_17&news_id=3046&doc_id=31492&language=en 18 Warsaw Warsaw Spire Building developed by Ghelamco Poland Leased by Frontex 14,600m 2 FIRST TENANT FOR WARSAW SPIRE POLAND EU agency Frontex is the first tenant to sign a lease in the Warsaw Spire office project, which is being developed by Ghelamco Poland. Frontex, which promotes, coordinates and develops European border management, has leased 14,600 sqm in the complex for its new headquarters. When completed, the main building of Warsaw Spire is to be 220m in height with two smaller adjacent buildings of 55m. The project, which should be BREEAM certified, is to offer a total of app. 100,000 sqm of office space. Construction work began in Frontex should start fitting out its new offices in August Warsaw Spire Warsaw 19 IText Tomasz Siczynski t has been a long time since we informed you how work was progressing on Warsaw Spire. Now it is time to announce that we have almost finished the ground works needed to construct the basement. We have excavated a 15m deep hole under the entire site. We have already started concrete works and, now that the first cranes have appeared at the site, construction is set to advance at a rapid pace. Warsaw Spire will be delivered in 2014 and is the biggest office complex currently under construction in Europe. Approx. 100,000 m 2 of office space is distributed between the tower building, with 220m in the spire and two adjacent 55 m-high buildings. What makes Warsaw Spire stand out from other office buildings is a vast outdoor space intended for local people living in Warsaw. This area will be filled with greenery and small architectural features, and as the ground floor of each building will be dedicated to retail outlets and eating places, the whole area will also be full of life after working hours. Warsaw Spire will be delivered in 2014 and is the biggest office complex currently under construction in Europe.

11 Dmitrov Logistics Park Dmitrov Logistics Park Moscow Building B Building developed by Ghelamco Moscow 69,000 sqm Building B Dmitrov Logistics Park Moscow Text Stephen Wilson Following the successful opening of Building A of Dmitrov Logistics Park in September, preparations are well advanced for starting work on Building B in January Preliminary earthworks for Building B have already been undertaken during the construction of Building A and the serious work of installing the pile field will commence as soon as possible after the New Year holiday. Building B of Dmitrov Logistics Park at 69,000m 2, is even bigger than Building A and is scheduled for delivery in November and December There is already strong interest from a number of potential tenants some of whom represent household name brands in international markets. As work progresses on Building B it is anticipated that preparations will be made for an early start also on Building C to meet the strong demand for logistics space in the Moscow market. 13 Kantoren GENT Kantoren Dacar Gent 24 Building developed by Ghelamco Belgium Tekst Sam Vossen De bouwwerkzaamheden rond het Artevelde stadion vlotten goed. Nu Brico Plan IT definitief haar intrek heeft genomen in het nieuw retailgebouw, is het de beurt aan de kantoorgebouwen. Het Ghelamco team werkt hard verder aan de ontwikkeling van de 2 nieuwe bureelgebouwen die samen goed voor m 2 zullen zijn. Alerte voorbijgangers zullen de betonstructuur ongetwijfeld reeds hebben opmerkt vanop de ring. Deze ontwikkeling kadert mooi in Ghelamco s visie om in te zetten op gemengde projecten (retail, wonen, werken ) in de belangrijke centrumsteden van het land. Ook qua ontwerp en energie efficientie zullen deze gebouwen het neusje van de zalm zijn, wat resulteert in een BREEAM EXCELLENT score. De commercialisatie begint al stevig vorm te krijgen: de eerste kandidaten melden zich aan en huurcontracten zullen in de eerste jaarhelft kunnen worden afgerond. De Leie & Schelde torens zullen met hun prachtig design, excellente bereikbaarheid en visibiliteit, ongetwijfeld hun stempel drukken op het Artevelde project. Aan de overzijde van de torens Leie & Schelde vlot het stadion volop. De laatste twee hoeken worden stilaan toegelegd waarmee de hele arena rond zal zijn.terwijl er binnen in het gebouw al volop gemetst wordt, zijn de voorbereidende werkzaamheden voor de luifelstructuur ook reeds begonnen. Met de start van het nieuwe jaar zal er weer veel veranderen op de site. Het dak zal dan stilaan verrijzen, de glasgevel wordt gemonteerd en de technische installaties zullen worden geplaatst. Het beloven drukke maanden te worden, maar één ding staat vast: volgend seizoen zal K.A.A. Gent in hun prachtige nieuwe tempel kunnen spelen!
