En dat terwijl het kanaal van Apeldoorn zoveel te bieden heeft op het gebied van recreatie, landschap en woningbouw. Een complete herinrichting van de kanaalzone en omliggende bedrijventerreinen zorgt voor de ommekeer. Op naar een schone, gezonde en veilige leefomgeving in het hart van de stad. Grens aan de groei De uitbreidingsmogelijkheden zijn beperkt in Apeldoorn. In het westen van de stad is de bebouwingsgrens bereikt door het aangrenzende natuurgebied de Veluwe. De ontwikkeling van de Kanaalzone vermindert de druk op het waardevolle Veluwe-gebied en bespaart de bebouwing van open ruimte. Het geheel vormt zo een meerwaarde voor de hele regio. De bijdrage uit het Nota Ruimte budget is bestemd voor het noordelijke deel van de Kanaalzone. Historische kwaliteit Van een scheidend element verandert het kanaal in een verbindend element. De historische waarden van het Apeldoorns Kanaal, met verschillen tussen de noord- en zuidkant en diverse monumentale gebouwen, vormen de basis van de plannen. Het vele water en groen - met bomen, parken, lanen, beken, vijvers en singels - versterkt de natuurlijke kwaliteit en de belevingswaarde van het gebied. De bouw van 3500 nieuwe woningen in de totale kanaalzone voldoet aan de verstedelijkingsopgave van de Regio Stedendriehoek, zoals afgesproken met VROM en de provincie Gelderland. Dit verstevigt de ruimtelijke kwaliteit van de stad en levert een forse bijdrage aan de energieneutrale duurzaamheidsambities. Herstel van oude beken en sprengen geeft de stad een duurzaam watersysteem, waar nieuwe leefgebieden voor planten en dieren kunnen ontstaan. Auto s blijven uit het zicht Rustig en groen Het nieuwe groengebied de Groene Knoop wordt de aangewezen plek voor ontspanning. Met mogelijkheden om te wandelen, te watersporten of op andere manieren te recreëren vormt dit gebied van 2,7 hectare groen en water een rustige uitvalsbasis in de stad. Wonen aan het water is een optie, met een gevarieerd woningaanbod. Op de bedrijventerreinen komt de nadruk te liggen op kleinschalige, ambachtelijke bedrijven en ondernemers in de dienstverlenende sector. The cycle path on the east bank will follow the original course of the Canal. The area East bank North Canal This area is part of the park area between Zevenhuizen and Marialust. Apart from one imposing residential tower it will remain a spacious, unbuilt area. Zonnedauw A new through road will be constructed on the eastern side of the Canal, which will intersect with Deventerstraat. This road will be built in phases. North Parallel Road Several new links between the Zevenhuizen area and the Canal will be created. km 1,2 The area between the North Parallel Road and the Canal will be one of tranquility and relaxation. A unified ensemble of eye catching buildings are possible. The Canal bank will become an accessible and enjoyable place to spend time. Apeldoorn s Canal Zone is 10 kilometres long and 100 hectares in surface area, the equivalent of 200 football pitches. It consists of two sections, North Canal Zone and South Canal Zone, separated by the city centre. South Canal Zone has a surface area of 52 hectares and there is space for about 1000 houses and 200,000 m² for other functions such as businesses and amenities. South Canal Zone The existing industrial estate of Kayersmolen will be renova ted, with an emphasis on spatial intensification. East bank South Canal South Parallel Road Kayersdijk will be improved as a through road and will be given a new profile. Kayersmolen 1 and 2 will have compact housing, industry and large scale retail shops. It will be an attractive area because of its central location in the city, its accessibility and the high quality of its surroundings. Current plans see a green area between the Canal and the Kayersbeek in the southern part along with a single, prominent building. Kayersmolen 1 and 2 The Kayersbeek is a historic stream and its original course will be restored. The area s upper section will be given an urban character and the southern section will have a park setting. Kayersbeek Lepelaarweg The area near Lepelaarweg is suited to small scale buildings, in keeping with the typical village atmosphere prevelant here in Apeldoorn. Lepelaar weg is an important route for slow traffic from the city centre to De Maten suburb. Kayersmolen 1 and 2 on the Canal bank The neighbourhood of North Kayersmolen will have a highly urban character. Large urban buildings will be constructed, primarily consisting of apartments. The area is also suitable for regional amenities, like a museum or an educational institution, and for urban industrial activities. North Kayersmolen The area between Deventerstraat and the railway line to Deventer is called Kanaaloevers (Canal Banks). Its redevelopment is well underway and falls outside the scope of the Canal Zone Project. Canal banks Between the North Parallel Road and Noorderlaan, a long residential building will mark the transition from the small scale buildings of Oud Zevenhuizen to the large scale structures along the Canal. Noorderlaan An imposing, multifunctional and highly urban cluster of buildings may be built nearby Deventer Bridge, which will fit in with the harbour atmosphere of De Vlijt 1 and 2. Deventer Bridge Sluisoord Opening Several new open links between the Zevenhuizen area and the Canal will be created. An attractive neighbourhood with a number of housing clusters where residents have wonderful views of the Canal. The ROC area is suitable for highly urban buildings with a mixture of uses for living, working and amenities. ROC area Individual buildings of considerable proportions may be built on the old yard. Space will be created for city centre businesses, like offices and amenities. Rail yard The former harbour will act as the inspiration for the layout of this area. The quay on the west bank will be restored and expanded as far as the lock. The robust architectural expression of the old warehouses in the area will serve as prototypes for the form and design of the new housing groups coming in there place. The area will consist of both town houses and apartments. De Vlijt 1 and 2 room for walking, jogging, fishing or just strolling along. The cycle path will follow the track of the old towpath. The Green Junction will link the park areas of Zevenhuizen and Marialust, creating a blanket of green that links the east and west sides and space for recreational amenities.
