De Ghelamco Arena was toen helemaal klaar voor de eerste match en liep voor het eerst vol met supporters. Voordien hadden de Koning en Koningin de Ghelamco Arena bezocht en ingehuldigd. KAA Gent heeft de kers op de taart gelegd door die dag VFB Stuttgart te verslaan met juli was het begin van een prachtig sportief en commercieel verhaal. As a result of our company s experience, determination and outstanding team spirit, we not only succeeded in meeting the tight deadlines, but at the same time we were able to demonstrate our eye for detail and sense of innovation. En we zijn uitgekomen bij een stadion waar alle supporters een VIP-behandeling krijgen. Bijvoorbeeld: waar ze ook in de arena zijn, is catering vlakbij. Maar er is meer. Onze visie reikt verder dan afzonderlijke bouwprojecten. De Ghelamco Arena is een ontmoetingsplaats, het hart van een sociaal weefsel. We combineren er verschillende leeffuncties. Zo komen er vlakbij, op het terrein van het Artevelde Park, ook nog twee innovatieve kantoorgebouwen, winkels en een hotel. Elk project past in eenzelfde oorspronkelijke vormgeving en beantwoordt aan de hoogst geldende normen. In onze visie zijn ook ecologie en duurzaamheid belangrijk, getuige het gegeerde BREEAM-certificaat dat al onze verwezenlijkingen sinds 2011 verkregen. In Polen en Rusland zijn onze deadlines voor respectievelijk de Warsaw Spire en het Dmitrov Logistics Park in Moskou nu even strak. Stilaan rijpen ook boeiende plannen voor België. our customers, purchasers and tenants. And that is certainly something that we did in Ghent by finding out what the fans consider their ideal football arena to be. The result is a stadium where every supporter can enjoy VIP treatment. For example: regardless of where fans are located in the ground, there is always a catering outlet nearby. But there s more. Our vision extends far beyond individual construction projects. The Ghelamco Arena is designed to be a meeting place, the heart of the social fabric. We have combined a range of different environments at the ground, with two innovative office buildings, retail outlets and a hotel also planned for the land of Artevelde Park. Each project fits into the same original design and meets the highest standards. Ecology and sustainability are also important components of our vision, as can be seen from the coveted BREEAM certification that has been awarded to all of our achievements since In Poland and Russia, our forthcoming deadlines for both the Warsaw Spire and the Dmitrov Logistics Park in Moscow are now just as tight. 4 Gent GHELAMCO 06 Ghelamco Arena ARENA Tekst Leo De Bock Op 17 juli speelde KAA Gent tegen Stuttgart de nieuwe Ghelamco Arena in. Ze wonnen met twee nul. Er zijn in Gent nog meer winnaars: de stad Gent die aan aantrekkelijkheid, economische activiteit en uitstraling wint, de Buffalo s van KAA Gent die dankzij een financiële winwin-overeenkomst weer toekomst hebben en projectontwikkelaar Ghelamco die, bovenop jaren van succes in Polen, met de Arena een onmiskenbaar indrukwekkend startschot geeft voor haar ambities in eigen land. Velen riepen dat het onmogelijk was, dat dit niet zou lukken, zei een gevierde Paul Gheysens, CEO van Ghelamco, in zijn speech voor zowat voetballiefhebbers. Ze hebben ongelijk gekregen. De Ghelamco Arena was àf. Opening KONING EEN PAAR UUR BUFFALO Op de middag brachten Koning Albert en Koningin Paola, beiden nog maar even koning en koningin, een bezoek aan de Ghelamco Arena. Koning Albert sloeg meteen een blauwwitte Buffalosjaal om en hield hem om tot de laatste minuut van zijn bezoek. Burgemeester van Gent Daniël Termont, voorzitter van KAA Gent Ivan De Witte en Paul Gheysens en zijn echtgenote gaven het vorstenpaar een uitgebreide rondleiding. Koning Albert liet zich met zichtbare graagte uit eerste hand informeren over de wordingsgeschiedenis en de unieke kenmerken van het stadion en feliciteerde zijn gastheren met het resultaat van hun bijzondere samenwerking. SCHITTEREND BEWIJS VAN VAKMANSCHAP In de vooravond opende Vlaams minister-president Kris Peeters samen met de Vlaamse ministers Hilde Crevits en Freya Van den Bosche, staatssecretaris Hendrik Bogaert, burgemeester Daniël Termont, Vlnr: CEO Ghelamco Paul Gheysens, Burgemeester van de stad Gent Daniël Termont en Koning van België Koning Albert II KAA Gent-voorzitter Ivan De Witte, Ghelamco-CEO Paul Gheysens en Gents schepen Christophe Peeters de VIP-ruimtes en de sponsor- en business seats. Vandaag huldigen we een schitterend bewijs in van Vlaams vakmanschap: de combinatie van wat dynamiek, architectuur en ondernemerschap kan opleveren, zei een duidelijk enthousiaste Kris Peeters. Gent neemt uitdrukkelijk het voortouw met een investering in de kwaliteit van de voetbalstadions met een zeer hoge multifunctionaliteit. DEZE GHELAMCO ARENA IS VEEL MEER DAN EEN VOETBALSTADION. KRIS PEETERS Minister-president van Vlaanderen o.a Walter De Buck en Luk De Vos brengen het clublied van de Buffalo s t Vliegerke T VLIEGERKE Voor de match begon, midden het voetbalveld, zongen onder anderen Walter De Buck en Luk De Vos het bekende Gentse volkslied en tevens clublied van de Buffalo s t Vliegerke en kon de Arena nog een keer Helmut Lotti s oude stijl waarderen. Burgemeester Termont kreeg daarna gelijk: Gent won. Met 2-0. De Duitsers werden met 2-0 huiswaarts gestuurd dankzij goals van Zukanovic en Neto LED S Naarmate het donker werd aan de buitenkant van de Arena werd de kracht van de LED-ommanteling van de arena duidelijk. De boodschappen in wisselende kleuren waren tot op een afstand van bijna 2 kilometer te lezen. Daar zorgen LED-lampen voor. Via de buitenverlichting kan de club ook haar evenementenagenda aankondigen. Bovendien nam Philips ook het dak onder handen: dat zal verlicht worden met LED s, die dezelfde lichtkleur krijgen als de mediagevel. Dankzij Philips Color Kinetics zijn meer dan 16 miljoen kleuren voorhanden en zijn effecten zoals golven, crossfading, schitteringen, sequenties, stroboscoop-, veeg- en explosie-effecten mogelijk. Dit type van verlichting werd onlangs ook toegepast op het Empire State Building in New York. 2 MANY DJ S Het resultaat was een imposante lichttempel, die op zowel publiek, spelers als voorbijgangers grote indruk maakte. De feestelijke dag eindigde met een visueel spektakel en een sterk staaltje blending van het wereldbekende duo 2 Many dj s waar een nummer van Annie Lennox in doorklonk. Met een dj-set van een half uurtje lieten de De Waele Brothers geobserveerd door hun glunderende vader Zaki het nog wat onwennige thuispubliek snel uit de bol gaan. Gent Ghelamco Arena 09

After the match, there was an entertaining demonstration of the stadium s impressive light and sound power. The then Belgian King and Queen inaugurated the arena. The stadium is named Ghelamco Arena. Founding father of the Belgian construction, development and investment Group, Paul Gheysens, set up a unique mechanism that makes all project partners benificiary of, hence industrious investors in Ghelamco Arena s success. The Ghelamco Arena is quite different from all other football stadiums worldwide. It has innovative glass all around, it is decorated with the aforementioned big LED-towers that can be seen from a 1,5 km distance, and it offers a VIP-treatment to literally all supporters who will have their catering nearby wherever they are in the stadium. Both the concept and the build are quite exceptional, says Paul Gheysens to whom the Ghelamco Arena is a business card opening opportunities in his home country Belgium, following a historic and relentless top position on the Polish market. Several ministers of the Belgian federal government and the Flemish government, one of them the Flemish Minister-President, along with all local officials were present on July 17 th. According to Flemish top politician Kris Peeters, the Arena is excellent proof of entrepreneurial strength in Flanders, combining creativity in architecture, innovation in functionality, a meticulous eye for detail, discipline in timing, and guts. 2 Many Dj s

10 Projects Belgium Projects 18 Ghelamco Tegen het park Keyzersberg in Leuven is Ghelamco inmiddels gestart met de bouw van een residentie voor 461 studenten en een parkeergebouw met plaats voor meer dan duizend auto s. In Knokke rijst Residentie Farida op, met 12 appartementen en een handelsruimte. Daar komt, ook in de badstad Knokke, nog een vijfsterren wellnesshotel bovenop. En op de Arteveldesite in Gent vordert de bouw van twee van de modernste kantoorcomplexen. Belgium Projects 19 Belgium Waterview, Leuven

11 Waterview Project developed by Ghelamco Belgium Leuven 20 Waterview DTekst Jan Demaeseleer De Stad Leuven en vervolgens de Provincie Vlaams-Brabant hebben de aanvraag voor de bouw van onze studentenresidentie goedgekeurd. Alle panden op de site zullen worden gesloopt: de loodsen, de garages en de woning. Het nieuwe complex zal hoofdzakelijk bestaan uit een studentenresidentie en een parkeergebouw. In totaal komen er op de site 461 studentenkamers, 1002 parkeerplaatsen en 655 fietsenstallingen. Op de benedenverdieping hebben de verschillende commerciële ruimtes een totale oppervlakte van 4900 m². In alle studentenverblijven zijn er een toilet en een douche. Allemaal voldoen ze aan de kwaliteitsnormen van de Leuvense universiteit. De kwaliteiten van ons project, samen met de toenemende groei van de KU Leuven, maken van deze verwezenlijking bij voorbaat een succes. Midden augustus zijn we begonnen met de afbraak van de bestaande gebouwen, de beschoeiing en het grondwerk (± m³). De twee ondergrondse verdiepingen zullen we beschoeien met een soilmix-wand van meer dan 6000 m². Aangezien het gebouw aan de linkerkant grenst aan het park van Keyzersberg en de berg als het ware overloopt in de nieuwe constructie, zal ook een deel van de berg moeten beschoeid worden. Hiervoor creëren we een tijdelijk banket van grond van waarop we met soilmixmachines een wand boren die meer dan 5 m boven het maaiveld zal uitsteken. Leuven Waterview 21 Klein weetje: ongeveer 70% van de eerstejaarsstudenten wil op kot in Leuven en bijna 90% van de tweedejaarsstudenten zit effectief op kot. Ouders willen eerst bewijzen zeker? 12 Blaisantpark Gent East Dune Oostduinkerke 22 Residenties België Nieuw Project! Locarno Knokke Aan de Kustlaan, de mooiste winkelstraat van Knokke in hartje Zoute, start Ghelamco binnenkort een nieuw project. Het vroegere hotel Locarno van de familie Van Hollebeke, later door Ghelamco ingenomen als haar kantoorlocatie voor Knokke, wordt binnenkort afgebroken. Weldra zal er een nieuw gebouw verrijzen bestaande uit 355 m² commerciële ruimte met erboven een hotel en een conciërgewoning. Het hotel zal dienst doen als satelliethotel van Le De commerciële ruimte is reeds verkocht. Ondergronds zijn er 7 garages. 19 Juli 2013 Hotel Le 8300 Knokke-Zoute Bye Bye Gustave Siska en zijn calorierijke wafels. Het is tijd voor Le 8300, een gloednieuw wellnesshotel van luxe en ontgifting. De toekomstige hotspot voor Zoutenaars die hunkeren naar topvorm en topvormen. Momenteel volop in aanbouw. Het Zoute kampt met een tekort aan referentiehotels. Het is dan ook goed nieuws dat de (Ieperse) promotor Ghelamco een vijfsterren hotel ontwikkelt aan het rustige Oosthoekplein, op de oude site van Gustave Siska (hoek Zoutelaan Het project BLAISANTPARK is gelegen in de buurt Rabot te Gent. Deze buurt kent een sterke heropleving welke het residentiële karakter ten goede komt. De stad Gent zet voor deze regio sterk in op groen en leefkwaliteit. Het project Blaisantpark gelegen naast het park van het nieuwe gerechtsgebouw is in hoofdgedeelte een meergezinswoning van drie tot zes bouwlagen hoog, dat zowel studio s en appartementen als studentenkamers omvat. Op de gelijkvloerse verdieping worden 3 handelsruimtes voorzien waarvan 2 reeds zijn ingevuld. Ondergronds is er 1 niveau parking met 125 staanplaatsen. De afbraak van het oude winkelpand op de site is kort na het bouwverlof uitgevoerd. De berlinerwand met een totale lengte van 310m is rondom de kuip geplaatst. Na het plaatsen van de bemaling werd gestart met de eerste fase van de graafwerken. Momenteel worden de ankers van de berlinerwand onder spanning gezet, zodat we kunnen starten met fase 2 van de graafwerken, dit tot de onderzijde van de radier. Het eerste staal voor de vloerplaat zal eind september worden aangeleverd. De gekende GHELAMCO-spirit staat garant voor een vlotte uitvoeringstermijn waarbij de kelder na 2,5 maand af moet zijn. Deze fonkelnieuwe Hotel & Spa wordt in de puurste Zoutestijl opgetrokken (door het architectenbureau Jaspers-Eyers, met architect Bernard De Clerck verantwoordelijk voor de esthetiek van de gevels ). Het zal 37 kamers tellen, de ene nog comfortabeler dan de andere (inclusief twee XXL suites). Hoewel beweging, een wandeling in het Zwin (vlakbij), het zich laten masseren, of gewoon rustig genieten, voor heel wat Zoutenaars de evidentie zelf zijn, misten ze nog een plek (minder ver dan La Réserve) die tot dit soort ontspanning uitnodigt. Dat is bij deze gebeurd. De Le 8300 biedt een groot pakket wellness en lichaamsverzorging aan op een 2400 m² grote oppervlakte, met binnen-en buitenzwembad, bioscoopscherm, fitness enzovoort, alsook een conciërgerie zoals men die aantreft in de mooiste hotelpaleizen van Monaco (uitbesteed aan team Quintessentially). Een topproject, gericht op een topcliënteel, dat aansluit bij het (gemeentelijk) verlangen naar een hotelinfrastructuur met grote standing in het Zoute. Investor and developer Ghelamco Belgium Na een zalige zomer heeft Ghelamco het project East Dune hervat! Deze residentie telt in totaal 57 appartementen over 5 gebouwen met twee of drie slaapkamers en ruime terrassen. Intussen zijn 3 van de 5 appartementsgebouwen volledig afgewerkt alsook de ondergrondse parking van 6000 m². East Dune is een idyllische plek waar u in een exclusief kader van rust en privacy kunt genieten...op amper 50 m van de zee! Meer info op Residentie Farida Knokke Op de hoek van de Pieter Parmentierlaan en de Elisabethlaan te Knokke realiseert Ghelamco Residentie Farida. Deze residentie biedt plaats aan een handelsruimte, 9 type-appartementen en 3 duplexappartementen. Ondergronds bevinden zich de privatieve kelders alsook een gedeelte van het handelspand, dat ook beschikt over het volledige gelijkvloers. De type-appartementen zijn gemiddeld 90m² groot, de oppervlakte van de duplexappartementen varieert tussen 105 en 135m². Eind mei opende Wesound hun nieuwe soundand lightstudio in het handelsgelijkvloers. Intussen hebben de kopers van de appartementen de tijd gekregen om hun keuzes qua afwerking door te geven. Na het bouwverlof zijn we van start gegaan met de afwerking van de appartementen. Deze moeten turn-key opgeleverd worden tegen eind dit jaar. België Residenties 23

13 De werken aan het kantoorcomplex naast de Ghelamco Arena vorderen naar wens. De ruwbouwwerken waren al voor het bouwverlof klaar en op dit ogenblik zijn we druk in de weer met de montage van de glasgevel en de plaatsing van liften, airco, electriciteit e.a.. Binnen afzienbare tijd zijn de gebouwen wind-en waterdicht. Net zoals tijdens de bouw van de Ghelamco Arena is er ook voor dit project een strikte discipline op het stuk van de projectplanning. Dit is nodig: de eerste huurders nemen in december van dit jaar hun intrek in het nieuwe kantoorduo. Partena ziekenfonds zal er haar nieuwe regionale hoofdkwartier (5.706 m 2 ) huisvesten. Het Amerikaanse softwarebedrijf MIPS neemt m 2 in. Het tweede gebouw van het duo heeft m 2 in de aanbieding. Het gerenomeerde consultancybedrijf Price- WaterhouseCoopers zal vanaf december 2014 verhuizen naar het bouwwerk naast de Ghelamco Arena. Attentia, gespecialiseerd in HR dienstverlening, engageerde zich voor het innemen van m 2 en zal op de benedenverdieping eveneens een prachtige ontvangstruimte voor haar klanten voorzien. De unieke ligging, de aangrenzende winkels en eet- & drinkgelegenheden leveren een zeer genietbare werkomgeving op. De komst van de grootste Albert Heijn van het land op de benedenverdieping van het stadion is voorts veelbelovend voor de toekomst van de site. Ghelamco zet door op het jaren geleden ingeslagen pad: het creëert aangename leefomgevingen aan de hand van een samenhangende visie, het gebruik technologische innovatie, een uniek design en een groot hart voor de klant. 14 Projects Poland 26 Projects Ghelamco T-Mobile Office Park and Lopuszańska Business Park, two buildings placed in the heart of Warschau, are both delivered. 16 Warsaw 30 T-Mobile Office Park T-Mobile Office Park the most sustainable project in Poland Text Tomasz Syzinski FIRST DELIVERED OFFICE BUILDING ON POLISH MARKET GOT BREEAM CERTIFICATE EXCELLENT T-Mobile Office Park is the newest Ghelamco project delivered in Warsaw s Mokotów district and, having been attributed the BREEAM Excellent certificate, is also the most green building in Poland. The BREEAM certificate, particularly in the form of its highest qualification, is quite an achievement; it is a milestone even in the history of sustainability on the Polish office market. In the whole of Europe, only 34 buildings have this certificate, only 5 of which have actually been delivered. BREEAM (BRE Environmental Assessment Method) is the most prestigious eco-certificate in Europe assessing the building from a holistic point of view. It focusses not only on energy saving issues, but also on working comfort, water usage, innovation, the location of the building, waste management and other criteria. T-Mobile Office Park gained 73,44 points which is a very strong result Project Investment and Development by Ghelamco Poland that so far no other project in Poland was able to achieve. BREEAM Excellent for T-Mobile Office Park is a convincing proof of the leading role of Ghelamco when it comes to sustainable construction in Poland. T-MOBILE OFFICE PARK AND ŁOPUSZAŃSKA BUSINESS PARK: PARTNERS OF EU GREEN BUILDING PROGRAMME Our two most recent projects have been appointed Partners in the prestigious Green Building Programme established by the European Commission. T-Mobile Office Park, Łopuszańska Business Park, Senator and Mokotów Nova, are all Ghelamco projects which were distinguished by the EU. The idea of the Programme is to promote buildings that respect the highest energy saving standards in Europe. The programme carries out an in depth analysis of all energy related aspects of the building. If the result is positive, it is confirmed that the building consumes 25% less total primary energy. All projects that applied for the partnership were compared with conventional buildings under construction. T-MOBILE ALREADY IN THE NEW HEADQUARTERS T-Mobile, the leading telecom company in Poland, has already moved into its new headquarters in the T-Mobile Office Park. The company occupies sqm on a total The construction of the complex lasted only 14 months and within that period of time, Ghelamco not only was able to deliver a high quality construction, but also arranged sqm of T-Mobile s space, which is sort of an uncommon achievement in the market. On June 21 st, with an exclusive reception, T-Mobile officially inaugurated its operations in the patio of its new office. On that day, over T-Mobile employees were officially welcomed in their new office building and were served a huge cake in a shape of the building. The employees clearly appreciated the arrangement of their offices, the spacious patio, with its greenery, benches and fountain, and noted the comfortable access to the building via two separate entrances. T-Mobile Office Park is the most modern office park presently delivered in Warsaw s Mokotów. It offers highly efficient floor surfaces comprising advanced technical solutions. 17 Warsaw 32 Lopuszańska Business Park Text Tomasz Syzinski Lopuszańska Business Park Project Investment and Development by Ghelamco Poland Text Tomasz Syzinski Łopuszańska Business Park, our newest project in Warsaw s Włochy district was delivered in May. Soon after, the two main tenants of the complex moved in. Now that Allianz and Allior utilize the buildings, the complex is fully operational. Each company occupies approx sqm of the space organized by Ghelamco according to their specific requirements. Taking into account also the third tenant, Cemex, the project reaches a 95% lease score. Łopuszańska Business Park offers in total approx sqm. It consists of two independent buildings, six levels each, that assure maximum exclusivity for tenants. The project comprises all the features tenants could wish, such as a spacious patio with greenery, 320 parking places, useable floor planes of approx sqm that enable easy space arrangements both for open spaces and cellular offices. As every Ghelamco project, Łopuszańska Business Park is exemplary in terms of sustainable development. Its ecological standard will be soon confirmed by the most popular eco certificate in Europe BREEAM. Łopuszańska Business Park is located in the South West office zone of Warsaw in Włochy district. This area has already gained attention from many international companies like Orange, Bank Pekao SA, Bosch, Raiffeisen Bank, Microsoft and is therefore perceived as the most popular Warsaw non-central business location after Mokotów. The popularity of Włochy is guaranteed by the proximity of the Chopin International Airport, the recent road infrastructure, several public transport facilities, including fast city train lines and a significant number of bus lines. Warsaw 34 Warsaw Spire WARSAW Aug 9 - Sep 1, 2013 WText Tomasz Syzinski We are happy to announce that the construction of Warsaw Spire s building B, which is one of two 15 storey buildings, has reached its final level. At a rate of one floor per week, the construction of this building, which will be headquarters of EU agency Frontex, took only 4 months. The building is perfectly visible from the Towarowa street and gives a good impression of the scale of the entire Warsaw Spire project. By now, all the underground and aboveground levels are finished and we have started preparation for the façade installation. Yet, this is not the only recent activity on the Warsaw Spire site. On the 31 st of July, the last parcel of the 2,4 meter high foundation slab for the tower building has been cast. Since then, building A follows its own rhythm. The sqm slab is really impressive. We used m 3 of concrete to construct 2,5 m thick foundation slab. On that slab 54 levels including parking levels - of the tower building will be entrenched and soon its construction will be visible above ground level. As soon as the slab for the tower was finished, we started closing the foundation slab for the whole basement. By the end of September we will have covered most of the underground part of the complex 5 levels with space for cars. Next stages of the construction will be proceeded according to the schedule especially that the record financing in the history of the Polish market, PLN, has just been obtained for the project. 20 Project Investment and Development by Ghelamco Russia Moscow 38 Dmitrov Logistics ParkDmitrov Logistics Park Building B W B C Text Stephen Wilson Work on Building B at Dmitrov Logistics Park is now firmly underway. Leasing interest for warehousing in Moscow continues to be very strong and our first tenant has now signed a preliminary lease agreement for just over 23,000 m 2 almost one third of the building. The tenant is a Russian logistics provider specialising in the electronics industry and they are due to take occupation at the end of March In addition we have signed LOI for a further 45,000 m 2 for delivery May/June We fully expect the building to be completely leased prior to completion. Platform levelling works are proceeding according to schedule and piling and foundation works are also now well underway. Columns and steel structures are now being delivered to site for erection in the very near future. Everyone is working very hard to achieve our target of closing the building before winter to allow interior works over that coming period. We expect to deliver the building on time by the end of Q Construction finance for Building B is once again provided by the leading Russian bank Alfa Bank. After successfully completing Building A, we were able to negotiate competitive terms with Alfa to continue with project financing for B. The bank is well aware of the buoyant nature of the Moscow warehouse market and their proactive approach to financing allows us to proceed quickly with construction. The market for new Class A warehousing in Moscow remains strong and the demand for space in the North fully justifies the company s decision to be developing in that location. We originally created the market for warehouse space to the north of Moscow and the size and quality of our development allow us to continue to dominate this area of the market.
