3 form follows people Corporate Social Responsibility requires insight into ecological, economic and social processes. If we allow these to reinforce one another, we can create a sustainable environment for man, plants and animals, using minimal resources. Finding the right balance is our starting point in the design of buildings and spaces. The right balance in living together. At van den Oever Zaaijer & Partners, Corporate Social Responsibility is about more than simply saving energy and a cleaner climate. It is about creating the best possible living conditions. The interplay between users and the space. For this reason, we make respectful use of natural resources, cooperate intensively with many parties and exchange information with them. This allows us to achieve a sustainable, well-balanced final result for both people and their environment. Integral approach. Corporate Social Responsibility is an integral, multi-discipline approach to design. Our aim is to create urban design, architecture and interiors that offer sustainable and social added value, and that are one with their location. Part of this approach is the implementation of our six-point strategy based on conscious use of water, transport, society and location, waste, green, and energy. People, environment, result. We design landscapes, public spaces, buildings and interiors. Sustainable and inspirational; whereby the harmony between man and environment is key. We anticipate the life cycle of products and buildings, work together effectively and make creative use of energy-saving applications. Passion with responsibility. The environment is our inspiration, our field of expertise, and our passion. And we feel a broad responsibility for what happens to it. For all of the above reasons, we have made a conscious choice for Corporate Social Responsibility. Urban Design Light Social conditions are changing so rapidly these days that urban design scenarios can no longer afford to remain static. Space has to be reserved for experimentation and future developments. This will only be possible through endeavours to realise flexible planning and a dynamic final result. It is here that the big opportunities for sustainability lie. One such opportunity that we are investigating within this framework is Urban Design Light. Urban Design Light is a phaseable, flexible system that allows investments in infrastructure to run along parallel lines with investments in the neighbourhood. It was inspired by the modules of a toy racetrack, which can be made larger or smaller according to requirements.

4 6-point What s in it for us strategy Society and location. Design based on the strengths of the location. This is our starting point. This increases the involvement and social/cultural support of the user for the development. Green. Painstakingly designed urban green areas contribute to reduction of energy use and improvement of the micro-climate. In addition, applications such as solar orientation, wind guidance and summer/winter heat are practical ways of saving energy. We create a balance between society, the environment and resources by testing these against the six points of our six-point strategy. Corporate Social Responsibility in six dimensions. With the focus on people. Society and location, transport, waste, greenery, water, energy. We implement this approach throughout all design stages and in all disciplines. Transport. Decreasing the need for movements and transport, and bundling transport flows (public transport). Stimulating minimal fuel consumption and use of electrical power. Waste. Recycling and waste reduction, where possible, is a priority. Our attention in this respect focuses on the creation of use cycles. Water. There are many opportunities for the responsible use of rainwater and saving drinking water. The provision and management of water will play an increasingly significant role, owing to climate change. Energy. Investment in the generation of sustainable energy and the limiting of wastage is essential. Alongside more sustainable architecture and innovative technology, a great deal can be achieved through a large-scale approach.

Amsterdam gross floor area 14,159 m2 completion 2008 Atradius Amsterdam, the Netherlands We designed the new head office for insurance company Atradius, based on the theme of informal encounter. When a head office relocates from the heart of Amsterdam to the periphery, this has consequences for the employees. The direct surroundings do not immediately invite exploration. Meetings no longer take place spontaneously, in spite of this being seen as desirable and pleasant. In order to avoid a working atmosphere geared to individuality, the central focus in the design has been placed on the concepts of communication and meeting. Space for informal encounters between employees of various departments has been realised through spreading a large number of voids, in the form of green atria, throughout the building. The building complies with the latest requirements for sustainability and energy efficiency. With other commercial buildings in the vicinity, joint use is made of heat and cold storage in the ground. Heat pumps ensure an energy efficient system, which can be used for both heating and cooling.

7 assignment Restructuring of a park and residential neighbourhood client De Alliantie Eemvallei Amersfoort design 2007 De Liendert Amersfoort, the Netherlands Restructuring of a residential neighbourhood in order to create a new perspective for quality of life. A range of measures were taken to increase the quality of life of the neighbourhood. For example, the anonymity of the plinth courses in the high-rise buildings was removed through reorganisation of functions: eyes on ground level (social safety). In addition, residual spaces were linked to spatial underpinning, the public areas were arranged in such a way that it is possible to respond to changes or needs within the neighbourhood. A differentiated living environment was also sought, and enterprise was stimulated and facilitated within the neighbourhood. This was achieved through differentiation of residential typologies, such as living/working homes, generations homes and collective / private client cooperation.

8 From buffer to link The relationship with the water extraction area is reinforced by extending the green zone between De Liendert and allowing the designs of the buildings to respond to this as objects. This transforms the water extraction area from a buffer between 2 neighbourhoods into a link between 2 neighbourhoods. The shared space principle has been broadly applied: i.e. a shift from a technical approach to the public space to a social solution that can increase involvement and facilitate meeting. 9 assignment Hotel and student accommodation client BPF Bouwinvest Amsterdam gross floor area 22,000 m2 completion 2010 Casa 400 Amsterdam, the Netherlands Hotel and student accommodation combined in a unique concept. - student room from October through May - hotel room from June through September The concept for Casa 400 is a unique combination of student accommodation and the operation of a commercial hotel. During the months October through May, the 370 hotel rooms will be inhabited by students. From June through September, these rooms will be rented out as hotel rooms in the three-star category. The operation of the 150 permanent hotel rooms is one of the new additions to the existing Casa concept. In addition, there is a brasserie, a conference floor with 12 meeting rooms, and a large space where students can cook and eat in groups (refectory). This makes sustainable operation possible for applications that would not normally coexist in the same space. By coordinating the needs of various target groups and, where possible combining these, a multifunctional residential building has been created.

The international award-winning plan for the development of an area of coastline eighteen kilometres long in Montenegro is the ultimate example of Socially Responsible Design. The realisation of 25,000 hotel rooms in the highest category could be in conflict with the aim of recovery of the landscape in the area. By combining sustainable innovation with local facilities and existing social structures, it was possible to create an area of high-quality eco-tourism with unique biodiversity. Local agricultural products and fish are served in the new hotels, which have been incorporated naturally into the landscape. Amsterdam gross floor area 12,367 m2 design 2008 Steigereiland IJburg Amsterdam, the Netherlands This new building is located immediately to the right, across the bridge towards IJburg. Visible from the A10 motorway. It is the first building seen when driving onto IJburg. This exceptional location demands performance and ambition.

13 assignment Office building (interior) client United Momentum Group Amsterdam gross floor area 960 m2 completion 2007 Momentum Expo Amsterdam, the Netherlands The entire interior gives the impression of a natural, layered landscape. The floor is a continuous landscape made up of subtle differences in level, which allow the walls and furniture to rise, as it were. The space is built up from three rings: a ring with a central square, a bar and a kitchen. Surrounding this, a ring providing information on the various projects on screens, with spaces for reading and a projection space. On the outside is a third ring, for contemplation, relaxation and taking in the view. The space is used as a workspace, for meetings and small gatherings. There is no fixed layout; employees can choose the place within the landscape where they are best able to perform their work. Part of the landscape can be used as an events space for presentations to the customers of Momentum of projects in countries such as Costa Rica, Turkey, Morocco and Spain. In these projects, the incorporation of the villas into the natural environment and the minimisation of their ecological footprint play a significant role. The space should communicate this intention and the accompanying experience. Life in these countries takes place more outdoors than inside. For this reason, we have given the interior more the feel of an exterior: a landscape in which to work and present. photography by Daniel Nicolas

14 assignment Villas client United Momentum Group Amsterdam number of homes 3-21 design 2008 Villa s Finca La Monja Lorca, Spain Development of 21 villas on Finca La Monja, in an area of 46 hectares. The fragile landscape required that the villas be embedded in their surroundings. Comfort Bij het ontwerp van de villa s is in eerste instantie gezocht naar natuurlijke maatregelen om een goed leefklimaat in en rondom de woning te bereiken. Vaak gaat het om principes die al eeuwenlang gangbaar zijn in traditionele architectuur en die zich in de loop van de tijd hebben bewezen. In het ontwerp staat de relatie met de omgeving voorop; de villa s nodigen uit tot buitenleven. Het toepassen van installatietechniek, zoals airconditioning, vereist dat de woning hermetisch gesloten blijft. Dat is één van de redenen waarom we deze techniek zullen vermijden. Een andere reden is het onnatuurlijke geluid dat deze systemen vaak veroorzaken. Het is echter niet zo dat wij tegen het gebruik van moderne technieken zijn, deze zullen zeker worden toegepast in de vorm van vloerkoeling of op afstand bedienbare systemen voor bijvoorbeeld het inschakelen van de verwarming. Enkele van de natuurlijke methodes om het comfort in de villa s te bewerkstelligen zijn: 1). In Murcia is het s zomers overdag warm terwijl het s nachts flink afkoelt. Het temperatuurverschil tussen dag en nacht kan worden benut. Door dikke, zware wanden en vloeren wordt de opname en afgifte van warmte vertraagd. s Nachts geven de wanden en vloeren hun warmte af aan de koele nachtlucht terwijl zij overdag zorgen voor koeling van de ruimten van de woning. De temperatuur in de woning blijft daardoor aangenaam. 2). De bestaande rotswand werkt ook mee aan de opslag en afgifte van warmte en koelte. Het Path House ligt aan één kant in de steile helling, het Flower House is zelfs deels in de rots ingegraven. Lichtgekleurde materialen zorgen voor reflectie van de zon, waardoor de zonnewarmte overdag wordt teruggekaatst. Op de platte daken zullen zonnepanelen worden geplaatst om water te verwarmen. 5). Overstekende vloeren zorgen voor overdekte terrassen met schaduw. Vooral het ontwerp van het Terrace House is gebaseerd op dit principe. Tegelijkertijd vormen de overstekken een natuurlijke zonwering voor de glasvlakken aan de zuid- en de westkant. 6). Bestaande begroeiing en nieuwe planten en bomen helpen mee bij het tegenhouden van teveel zon en ongewenste hitte. De slaapkamers van het Terrace House kijken uit op een groene oase. 7). De villa s worden zodanig tegen de berghelling gesitueerd dat ze optimaal gebruik maken van natuurlijke, verkoelende luchtstromingen. Door het openschuiven van ventilatieopeningen en het openen van dakramen kan ventilatie dwars door het huis plaatsvinden. s Zomers wordt tijdens de nacht op die manier gekoeld. 8). In de toplaag van de vloeren wordt een systeem van watervoerende leidingen aangelegd. Warm of koud water zorgt voor aangename warmte of koelte. 16 Assignment Nursing home Sonneheerdt, Rhoon Client Stichting Woon Compas Rotterdam Gross floor area 3,963 m2 Design 2008 cure from care to Nursing: from Cure to Care The emphasis in the care sector has for a long time been on upscaling and institutionalisation. Recent trends are for Cure to take place in specialised institutions, while Care is increasingly being integrated into society. These developments provide us with opportunities to develop new concepts. Our aim is to integrate the accommodation of those requiring care as much as possible into the normal urban fabric, with both social and commercial functions, whereby the boundaries between care accommodation and normal accommodation disappear. Here too, man in relation to his environment is central to the design. Multiple generations Alongside homes that last a lifetime, we also build houses for multiple generations, whereby we take into account the changing life circumstances within a familiar environment, and draw inspiration from other societies. Examples include the care room, existing today in Japanese homes, and which was also a feature of Inca dwellings; this is an additional space, allowing care to be integrated into the house.

For this reason, we want to provide care in the neighbourhood. The previously, gradually built up familiarity with aspects of care in the immediate vicinity could also be highly beneficial in the transition from care-free to needing care in later years. Returning care to society brings the additional benefit of increasing the consciousness-raising process. A building like a city La casa sia come una piccola città. With linked spaces, views, places to meet others or into which to withdraw. This gives people maximum freedom of choice within their limitations, and allows them to retain their individual dignity and self-esteem.
